How To Get Fresh Real Estate Leads That Are Exclusively Yours!

Would you like fresh real estate leads, people anxious to buy or rent your real estate property?

My experience in getting real estate leads comes from the stand point of a real estate investor.

Even if you are a real estate agent or broker, you can use these techniques to get fresh real estate leads that are exclusively yours.

In my early days of real estate investing, I did the traditional ways of getting rental leads. I would put out for rent signs, and run ads in my local newspaper.

If I was looking for a motivated seller, I would check out foreclosures and other types of distressed property owners.

I would also get a copy of a week old MLS book (remember those?) from my friendly real estate agent and scan it for leads. Then my real estate agent and I would go check out the properties. A real time killer.

Well it gets very expensive to run ads in a large metropolitan newspaper. Add that cost to a vacancy, and it is an alligator that eats you alive. (Want to see my scars?) Just kidding.

There has to be a better way of getting leads. There is! It is called the internet.

The secret is out. When you know how to create a website that works, you will have free traffic coming to your website from the search engines like Googletm.

Don't have time to create a website. No problem, I will show you where to get professional website builders who know how to build a website that works.

Creating a website that brings you fresh leads requires using the CTPM method. CTPM stands for Content, Traffic, Pre-sell, and Monetize.

The idea here is to create a website of 30 pages or more in such a way, that the search engines, as well as your visitors, will love your website.

Content

You, or your web page designer that follows the CTPM system, create a content-rich web page around a specific keyword. A keyword is one to four words that people type into a search engine to find you.

Each webpage is about a different keyword. The collection of webpages creates your website.

No doubt you found this page or website by typing a keyword into a search engine.

Not any keyword will do. You must find niche keywords. Niche keywords are keywords that have sufficient traffic with little competition. It is these niche keywords that are the first step in getting real estate leads.

You will most likely never "own" the keyword real estate. The competition is just to fierce.

But you might be able to "own" the keyword "Your Town Real Estate". What do I mean about "owning" the keyword? It means when someone enters that keyword at any search engine, your web page comes up in the top position.

I ran a search for the keywords "milwaukee real estate", and "milwaukee real estate agent" using Brainstorm It.

The results of the search shows that 5,484 people use the keyword "milwaukee real estate". 2,922 people used the keyword "milwaukee real estate agent".

I ran a search for the keyword "buy my house". It turned up 7,562 people typed those words in a search engines.

234 people typed the words "buy my house for cash". 77 people type the words "buy my atlantic county house".

Do you think these might be motivated sellers? Good chance! Now if they found your website, they could easily send you an email from a form on your website or call you direct, if they liked what they saw on your website.

Brainstorm It! also told me all of these keywords would be profitable. The real competition for these keywords was also disclosed. Very valuable information when building a web page.

How would you like it if every time someone types your keyword into a search engine they find your website? Can you say "free real estate leads"?

Traffic

As you build your niche keyword-rich web pages, you will start getting traffic. Free Traffic!

No longer will you have to buy expensive "Pay Per Click" advertising on Yahootm or Googletm to draw traffic.

Pre-Sell

Once you have traffic to your website, your next task is to pre-sell them. That is a nice way to say, you must make the visitor comfortable with you.
